Dubai Distress Property Deals, Checked Before You See Them

A distress deal is a property offered below its recent market level because the seller needs to move quickly. Some are genuine. Many are not. We check each one before it reaches you. Deals are sourced from owners, developers' resale stock and other agents. They are not our own inventory.

Budget, whether you are a cash buyer, and how soon you can decide. We only send a deal that has passed the checks below. This page does not list properties.

The budget bands are yours. They are not a claim about market prices.

We reply by phone, WhatsApp or email. We do not share your details.

Where genuine deals come from

You can also browse current off-plan listings. A listing on that page is not, by itself, a distress deal.

How we check a deal

  1. Price against real transactions. We compare the asking price with recent registered sales of similar units in the same building or community, using Dubai Land Department records.
  2. What is still owed. Outstanding developer instalments, any mortgage balance, and whether the developer will issue a No Objection Certificate.
  3. Service charges. Current charges for the building, and any arrears.
  4. Tenancy. Whether it is tenanted, the rent, the end date, and whether it can be delivered vacant if you need that.
  5. Title and seller. The title deed or Oqood is in the seller's name and matches their ID.
  6. Condition and handover. For off-plan, the construction status and handover date. For a ready unit, a viewing or a video walk-through.

Only deals that pass these checks go to the list. We tell you what we found, including the risks. Any property we advertise publicly needs a valid Dubai Land Department advertising permit. This page shows no specific properties.

What below market means here

We call a deal below market only when we can show you recent registered sales of similar units and the asking price sits under those sales. If we cannot show comparables, we do not call it below market. There is no blanket discount on this page.

When you have a price and a rent, the calculators can sketch yield and buying costs. Treat the result as a sketch until the documents are in.

Who this suits

Cash buyers, and buyers whose mortgage is already agreed, who can decide once the checks are done. Also investors looking for rental income or a later resale, and end-users whose timing is flexible.

Compare communities on the area guide before you lock an area. If you want a camp or a staff building rather than a home, see labour camps for sale.

Distress deal questions

Are distress deals in Dubai always cheaper?

No. Some listings described as distress are priced at or above market. That is why we compare every deal with recent registered sales first.

How fast do I need to move?

Sellers who need a fast sale often expect a quick decision. Having funds ready, or a mortgage already agreed, helps. We tell you the seller's timing on each deal.

Can I buy a distress deal with a mortgage?

Often yes for a ready property, subject to the bank's valuation. An off-plan resale often needs cash for the amount already paid to the developer. Confirm finance with your bank before you rely on it.

What does it cost to buy?

Expect Dubai Land Department transfer and registration fees, plus agency fees, on top of the price. We set out the amounts for your deal before you commit. This page does not quote a fee schedule.

How often do you send deals?

Only when a deal passes the checks on this page. There is no fixed schedule, and you can ask us to stop at any time.
